At Luvanex, we are able to offer our services at a competitive and affordable rate by ‘unbundling’ our service offering. This means you (the client) only has to pick and pay for what you truly need and nothing more.
On-boarding Fee
$99. This is a mandatory cost due to all new landlords and investor clients who wish to employ the services of Luvanex. The on-boarding fee is a one-time administrative charge to set up your account with us and transition your tenant(s) leases, security deposits and everything else involved in the day to day management of your investment property.
Leasing Services For Property Management Contract Clients: 80% of One Month's Rent:
This covers our tenant placement services. Our leasing service entails advertising your property and screening applicants in an attempt to place the perfect individual or family in your investment property. We verify each applicant's employment/income, check and analyze their credit, screen their background and conduct a 5year rental history search. After thorough screening measures, we'll make a professional recommendation to you regarding the credit reputation and worthiness of the applicant and equip you with all necessary information to make an informed decision on renting to them. Luvanex will draft and execute a lease, conduct move in inspections and process the security deposits into our trust accounts.
***Leasing Service Fee For Non Contract Clients (Property Management Services Not being offered): Equivalent of One Month's Rent.
Move In or Move Out Inspections:
$50 per request. This service is an add-on and is not included in our low cost Leasing Services
Management Services:
Our management services cover tenant communications, receiving monthly rents & depositing into Landlord’s account, eviction filing & representation, Late Notices, Violation Notices, Security Deposit Receipt & Refunds, Owner Communications, Vendor Management, Work Order Invoices or requests and Emergency Maintenance Issues:

- 1 Property - 10% of monthly rent
- 2 or more Properties - 8% of monthly rent
** Surcharge for Month to Month Rent: $100 per month billed directly to the tenant besides the management fee
Inspections:
$75 per request. At minimum, an inspection should be done every 6months. At the request of our clients, we send an agent into your investment property to conduct an inspection. The agent will check for structural changes, major and minor damages, verify the number of residents or pets and confirm the premises are being used for the purpose it was rented for. Pictures will also be taken and emailed to the homeowner.
Eviction Services:
This covers our cost to file the Dispossessory on your behalf, Court Representation, Obtaining of the writ of Possession and the Physical Removal of the tenant from the Premises. The courts requests that a moving crew minimum of 4 men be present before the Sheriff executes the eviction process – Please refer to www.luvanexeviction.com for more info
Landlord or Tenant Verifications:
Verification of Rental History with mortgage companies or other landlords. It costs $49.
Home Renovations:
Repairs, Cleaning and Oversight of repairs to bring your property back to clean habitable condition for a new Tenant. Cost Varies - please visit www.luvanexhomerepair.com
Research & Consulting Services:
Luvanex has helped hundreds of Homeowners living within and outside the United States avoid terrible investment pitfalls in Atlanta, Georgia and Charlotte, North Carolina. For a reasonable fee of $399, we drive out to analyze your target investment, do a comparative market analysis/broker price opinion, compile valuable data (including pictures) then deliver timely opinions on issues that will impact your strategic decisions. This saves you time and money while boosting confidence in your investment decisions.
